Ahmedabad's Draft Development Plan 2041: what it means for your plot

New TP roads, revised zones, changed FSI — the next Development Plan will reshape land value across the AUDA region. How to read it, and what to check for your survey number.


Every decade or so, AUDA revises the Development Plan that governs what can be built where across greater Ahmedabad. The draft DP 2041 process will decide zoning, road networks, FSI and reservations for the coming years — and public objection windows are the only time an owner can formally contest how their land is treated.

Three things to check for your plot the moment maps are published: whether a proposed TP or DP road passes through your land, whether your zone designation changes (agriculture to residential is a windfall; residential to reservation is a fight), and what FSI your belt is assigned. Each of these directly moves your land's market value and what you can build on it.

If your land is affected by a reservation or road, you have remedies — filing objections during the statutory window, and in TP scheme areas, the reconstitution process that returns you a final plot. Deadlines here are unforgiving: an objection missed is usually a right lost.
